Frequently Asked Questions1. Keys, Locks & Fobs
Downtown Commons does not consider it an emergency when a tenant is locked out due to loss of Fobs. To gain entry to the building and your suite, Building Operations can be contacted during regular working hours (Monday – Friday 8:30 am to 4:30 pm).
After hours Campus Security may be contacted. Campus Security will verify your name is on the Tenant Registry List and will require proper identification.
2. Suite Renovations & Alterations
It is not permitted for tenants to renovate or alter their units without prior written permission from Downtown Commons. Renovations and alterations include but are not limited to:
- Painting
- Wallpaper
- Flooring
- Structural changes of any kind
- Plumbing and electrical fixtures
3. Balconies
- Your balcony is not to be used for storage.
- Barbecues: Downtown Commons may allow or refuse the use of barbecues based on fire regulations.
- Due to health reasons, bird feeders and bird feeding is not permitted.
- Satellite dishes are not permitted.

5. Cable & Telephone
Tenants are responsible for contacting a local cable and telephone company to arrange for connection and payment.
6. Smoking
Smoking is only permitted in designated smoking areas. Tenants may not smoke in their suites, on balconies, in any of the common areas inside the building, on the Terrace or within ten (10) feet of the doors leading to the exterior of the building.
7. Guests
Guests may stay with you for a total of only 15 days in a one-year period. If you want or need to plan a longer visit for a guest, written approval must be obtained in advance from the Tenant Living office.
8. Laundry Rooms
- Building laundry facilities are available for use by registered tenants only.
- Please report any washer or dryer that isn’t working to Building Operations.
- Common space laundry facilities has one designated scent free washer and dryer.
- As a courtesy to your neighbours please clean washers and dryers after each use.
9. Pest Control
Downtown Commons has an extermination program to control pests. If you discover rodents or insects, please contact Building Operations and the problem will be attended to promptly.
You can assist in reducing the incidence of pests by ensuring you keep food stored in glass, metal or hard plastic containers with tight-fitting lids and clean behind and under the fridge and stove every three to six months.

10. Bed Bugs
If you think you have bedbugs please call Building Operations as soon as possible so that we can have the issue attended to at once.
It is important to remember that no one is to blame for bed bugs. For many reasons outside your control, bed bugs have become a problem in cities and towns across the world. Often, instances of bed bugs go unreported as tenants are ashamed or fearful that they will be blamed for the problem. This will not be the case. We urge all our tenants to report bed bugs to us as soon as they can so that we can act. The health and safety of our tenants is our top concern.
11. Sublet & Assignment
If circumstances change and you cannot fulfill your obligation for the remaining term of the lease, you can assign your suite. Please contact Downtown Commons office for more information.
12. Parking
There is limited parking at the Downtown Commons. Premium suites have first priority for parking on the Commons lot. All others are subject to a waitlist based on seniority.
